Strange Plumbing Strange Situations

  It is, indeed, July 6th.  D. paused and remembered it was five years ago he stumbled across that ultra-disappointing Wilford Hall USAF Medical Center corruption mess.

     Just as sad today as it was back then.

   Well, well, well.  Just where do I begin with that main topic ?

     It seems one person just isn't having very good luck with much of anything right now. 
     The one living in a S.E. Nebraska town, receiving lots of coverage here the last few months. 

     Seems the 4th floor 4N-to-4R drain pipe hub got so clogged that any drainage from upper floors stopped there, and went via at least 4Q's sewer line !
     They had an idea things were wrong when kitchen sink acted up, and bathtub experienced some backing up.

     D. wakes up to what he thought was heavy rain on north window, and soon realized it was a repeat of 1995.

     Back then, a woman renter in 5Q was misusing the plumbing, and then the toilet flush mechanism jammed in  ' on '  mode.
     Water clear down to basement level, and a lot of angry homeowners/commercial renters.

     What we have here is classic situation of that Auburn guy pushing his luck on 'n on, and then hell finally breaks loose !

     Also, there is at least one aspect that doesn't fit in to the equation of yesterday's events.  We cannot elaborate at this time, since it's a key item for an interesting Federal matter.

     D. took a cab over, to avoid pestering anyone + freedom to depart just when ready to.
     He is quite pleased with how cab service improved vastly since the 1988 bottoming-out era.
     The GPS navigating devices for the drivers are becoming quite deluxe.

     Now, if Omaha's bus company would just stop throwing clay at the wall, to see if it sticks.  
     They seem to be in some kind of twilight zone.
     Wait !  I can't say that.  Term is already in use for assisting others to understand how strange and screwy  Twin Towers Condos Omaha exists day after day.

     The Auburn guy might find it interesting one of D.'s email accounts got locked out for unknown amount of time, due to computer update glitch.  
     It'll get straightened out eventually.  After years of hackers seemingly roaming all over email accounts w/o consequences, now any Internet Service Provider sensing real or imagined security risks jumps on it pronto.  

     At least the original email got sent out O.K.  It's all that counts for right now.  

     Summing up this topic, the key item   is   that above-cited one discrepancy re yesterday's plumbing fiasco.

      Thus far, no one seems to know about the June 1st weekend's massive flood waters involving at least floors 5 down to 1.   We're skeptical about that supposed lack of awareness.  That's what State Condo Laws exist for.

     Some Feds have a question for you.  Is that plastic pipe bath tub
P-trap air tight?  At 3-inches monster diameter, it needs to be.
     The old steel one, about 1 1/2-inch diameter, didn't leak.

     Why has D. enjoyed 19 years of trouble-free drain service for his entire condo, while you have had to auger out the 3-inch main sewer pipe at least twice?    {    He understands the basics enough to keep the system clear, while he's heard some neighbors having difficulties like Buman's.  Some is luck, though, since the TTCA plumbing is a national disaster !    }

     It's a  very  bad idea to install a low-flush modern toilet to a Q-unit drain system in Twin Towers.  Same for most other condo units, too.

     How are things at N.P.P.D. ?  And Auburn, Nebr. ?

     As an engineer-Director, you may want to keep in mind having your own drain snake clean out tool is sometimes the   worst   idea, when seeing shallow water backing up in your bathtub.

     For that poorly designed Q-unit drain system, it usually means your main pipe is completely clogged.  Adding tub water, sink water, or flushing toilet  =  making a worse mess that may go clear down to basement level of the building.

     Not good for what Google Search says is a nearly-$300,000 annual salary at Nebraska Public Power District.
     Some engineers want to confine their activities to what is required on the job, and leave the rest to other pros.  Electricians, plumbers, painters,  et al .

     Keeps superiors happier about facilities in locations such as Brownsville, Nebr.  The Cooper Plant.

     Are we correct about it being there?  Let's Google it right now.
If in error, we'll correct the town name.  Fair enough ?

   July 12th:

     A Federal lien on the Daniel Buman house, 1717 Q St., Auburn, Nebr. 68305 ? ?

     If D. has to obtain a Hepatitis A  (and/or  ' B ' version) vaccine because of possible lack-of-City-of-Omaha plumbing permits for your condo rehab farce, you can very likely receive a bill from the Federal Government.

     Don't think so?  Check on Federal policies for 3rd-party reimbursements.  Refuse to pay?  The Feds proceed directly to foreclosure,   -not-  liens !

     Yesterday, the maintenance employee had to trace the latest Buman Apt 4Q water dripping, and the toilet wax seal was the culprit.  He tightened the toilet hold-down nuts 4 times before the leak was tentatively stopped.  With residual water still in the area, it's not 100% sure the 4th tightening resolved it completely.

     There is considerable doubt that 4th tightening will hold for long.  The studs in concrete floor often start pulling out, when subjected to such tension.

     You have already been advised that if the condo rehab job was done w/o obtaining proper City of Omaha permits, one adverse event could be your condo getting condemned/closed, until all the water leaks are identified and adequately remedied.  

     Also, the original inspection fee of at least $200 average would then be tripled to a $600 Re-inspection fee.  The inspector{s} could also order all work done over again, with the contractors then holding proper permits.

     Sometimes a 1:20 a.m. water dripping on 7-11-2014 can be caused by the unusual kitchen sink drain connection, attached right under the toilet drain flange section of pipe.  

     Draining a full basin of water  {soaking paint brushes ?}  or pouring a large pail of water down the sink can cause splashing at the nearby loose toilet wax seal.

     And such usage of the kitchen sink at that wee hour could go unknown by the spouse, whether they're asleep or just busy in another room.

     D. has never been married   { and presently is very grateful he never got involved with that, especially when heading in to the 21st Century !  }, but he's quite aware of the conniving stunts some married couples pull.

     Managerial type persons are now often taught to deny-deny-deny.   Look at the G.M. car recall mess caused by such unethical behavior.

     Isn't this stuff just great for some busy eyes in NPPD  Columbus NE main headquarters ?  
     That's Nebraska Public Power District .

     There's a whole lot more, but this suffices for now.

     We are perplexed why some persons earning Big Bucks  ...., oh, never mind.

Usually more preferable toilet seal.  Neoprene, with extender
in to main sewer connection /flange.
In some cases, plumbers will argue which is better, but the wax seal
is more or less outdated.
One time use.  Once toilet is lifted, a wax seal seldom functions properly
thereafter.  Sort of like a bad marriage, especially couples who tend
to engage in conniving, lying, et al .

     Last December, due to Federal funding errors and similar, they had to give up their drug-sniffing police dog.

     On Google Search, part of his quote shows up.    ' ...... with our drug-infested small towns in this area of the state, this is the last action that should be taken...... '  .   {  Vote was 3-1, with him losing }

     Of course, all of us found this to be an interesting update.  Same phrase we use to describe those crappy drug-infested small towns in S.E. Nebraska .

     Back to your crappy plumbing job, which we wonder may have been done w/o all required permits.

     Might as well go ahead and have your plumber lift the toilet and go the neoprene seal route.   Anything is better than how it was on Friday, 7/11.

     Skip the belligerent attitude those drug users tend to have, whether in S.E. Nebraska, N. Central Texas year 1973, et al.
     Note we didn't say  you  are using illegal drugs, and never have.  But we sure wonder about things, nonetheless.   And there are persons who  do  abuse prescription drugs ...........

     Remember 90% of U.S.A. crime is somehow drug related.  One reason we slipped from #1 as recently as 1980, to the shameful position #16 today.

     Yes, we are aware this is repeat info.  A great way to add more to the search engines !

     Of course, their new low-flush toilet wax seal failed.  When they came in to town this past Tuesday, the leaking was far worse than the almost-successful repair attempt on July 11th.

     They promptly summoned their own plumber when notified once again, not wanting to wait until the next morning.

     While inspecting the repair from D.'s ceiling access door, the excellent plumber explained the new flange required both a regular thickness wax seal  +  another thinner one, to raise height sufficient for adequate sealing of the connection.

     Zero Personality Lady   ,  ahhh, we'll discuss that some other time or year .

     Last summer, D. and a helper heard a cat in their condo, while checking the HVAC unit.

     Nothing wrong with that, since he likes cats, too.

     However, are the Bumans dumping kitty litter down the toilet ?
That's the quickest way to clog up a sewer line,  especially  in Twin Towers   " Q "  or  "  C  "  units !

     Any further auguring of your sewer pipe  =  stern questioning about such senseless abuse of the plumbing.   To your N.P.P.D. superiors, among other persons.
     Yes, the age-old question about an engineer who should know basic facts on structures, utilities   {  Yea, we're laughing how that word just happens to also describe Buman's employment   }, et al .


     We get the impression that said couple may just not be able to successfully live around other human beings.  Best solution is a house centered in the middle of an acreage of at least 1/4 square mile size ?
     Rather than post a sign at their access road entrance, all new persons to the area could be sent snail mail advising why their house is situated in such a way ?

     The new chiller is 132-ton capacity, with only four 32-ton  compressors.  Simplified even further.  We hope that means higher reliability.

     D. really likes the trend of actual thermometers on the outgoing and return chilled water pipes.

     With Nebraska's  harsh weather, the  only  sure way to HVAC comfort is to own your own house.   Then, you won't dread the summer or winter extremes.

     We can certainly understand one reason the City of Omaha Chief Code Inspector scorns TTCA as his biggest headache, now that the N. Tower is demolished.
      He's surely aware of the literal extreme danger of living in a south or west condo, when the chiller craps out on a 104 July day.

     D. procured a new external expansion portable hard drive device, and it was quite amusing to watch the various file titles zip by during some of the Xfer sessions.  
     
     Well-seasoned goodies like  ' Air Filter Kook ' ,  and many others related to the declining Twin Towers building.  Certainly isn't 1995 or 2001 anymore, and is ashamed how the higher morale just evaporated in to thin air.

     Those dumb high-heal shoes !   Supposedly some French guy invented those rediculous foot destroying monsters.  
     Women ought to rebel and make it clear it's time to chuck those useless, vain objects.

     D. remembers a lady wearing medium-height high-heals when helping a 3rd-floor homeowner April 2013.
     He wondered why someone would continue to torture their feet when done with employment for the day.
     About as silly as him standing on a ladder, or roof, in bare feet ; ;
when cleaning out gutters with the garden hose.

     We are able to send U.S. mail to officials at Nebraska Public Power District   {   N.P.P.D.  } for one 49-cent stamp, if no more than 3 full sheets of paper are enclosed.  

     With amusement, D. points out Joe Engles, ex-Apt 2J, complained that persons in the Auburn area were notorious about wanting everything under the sun, but without having to pay money for same.  Not stealing, just tightwad jerks.  Year 1961 and earlier.
     It appears that hasn't changed in the last 50-some years, in view of some persons observed in more recent years.

     The wax seal on their condo toilet was a dud from the start.  It should have held back almost all of the water in their sewer pipe, sending it slowly in to their tub or shower.

     Who the hell did such a sloppy installation job ?

     Your first sewer pipe clog didn't send water down to other floors.

     The Great Debate on wax and neoprene seals.  Wax kind cannot be used over again.  And they're notorious for being tricky to install properly.

     Elevator out again:  Early-Friday, July 25th.  D. went down the stairs and back in the N. entrance, to retrieve his mail.

     A good reason the stairway door needs to always have inward access with the door card:  Whenever someone abuses the fire alarm system in a certain way, the new elevators will always be put out of service.  It appears the surviving old elevator has now been made part of that new system, in so far as being affected by said fire alarm abuse.

     We cannot give details, or more of some disgruntled residents may take up the same childish, rude activity.
      It caused a mad dash for many employed residents, around 7 a.m.  Down the stairs, slamming the hallway doors on nearly all floors.       Idiot building.

Broken Air Conditioning System and Auburn Nebr Guy

 THEY  ARE  ABSOLUTELY    NO  FUN    !

     Let us hope that miserable Tue. - Thur. ACing nonsense is the only incident for the new chiller.

     And we understand the chiller went down Mon., Memorial Day, too.  
     D. doesn't accept that messy cooling tower pad/enclosed area as anything remotely close to Class-Act.  Rather, it indicates sloppiness, apathy, greed, and many other categories.

     The cascading water is slowly dissolving what appears to be solidified concrete dust from M. of Omaha's demolishment of the North Tower last summer.  Many other aspects enter our minds, too.

     Are one or both mesh screens missing from the 2 bottom basin pans ?  We know how some persons in the 16th-rate U.S.A. love to cut corners these days.  Just throw the screens away, and that's that.

     Let's skip any further speculation, and point out there are still numerous code violations.  Enough so that it comes down to political fear of putting 110+ persons out of their homes  vs.  getting that pathetic money-bleeding building demolished.

     There isn't another building in this nation that can compete with the crappy history of TTCA, 3000 Farnam St., Omaha NE 68131.

     You    -just cannot-   possibly script and rehearse 100 times, in order to somehow cause another structure in this nation to equal or surpass the undesirability of said TTCA place !

   June 8th :

     Huge flood at Twin Towers Condos, 3000 Farnam Street,                      Omaha NE 68131 ! !

     Something Blackthorne Guy would likely want to try denying ?

     Before he does the usual discrediting crap, allow for this:  Most anyone can tell the difference between hallway ceiling cracks of the usual kind, and suddenly a huge number of new deformations that are of the water-soaked type.

     When D. came home early last Tue. morning, with huge cart load of grocery and other items, he immediately noticed the usual Apt 3P area.  A stubborn crack that returns soon after several contractor repairs.
     But that time, it was much worse, and recently water-logged, as in last 12 - 55 hours.  After unloading the cart, and while taking it back to garage, he could see many other new areas of damage.

     Then he decided to take a risky elevator journey to floors 6, 5, and 4.
     No vestibule ceiling damage on 6, but the very same pattern of ceiling cracks on 5 and 4.

     # - Sidebar:  In the garage, he saw some pieces of ceiling concrete recently fallen to the floor, left of Apt 8D & 3L spaces.
     Any more of this, and we will likely notify code enforcement.
That botched Ethan B. garage repair has been a joke, all the way to this day.

     QUESTIONS:

     1.  Did the water cause originate in 6th floor laundry room ?

     2.  Do those stainless-steel covered washing machine hoses                   enjoy a fail-safe reputation ?

     3.  Did a water valve on a washing machine fail?  If such occurs           about 3 a.m., one heck of a lot of water can escape in just 20           minutes.

     4.  D. can rule out a broken water pipe in some interior wall,                 since there wasn't any air rush when he later used faucets in             his place ?     {   Any pipe failures cause air surprises in all               apartments' faucets, after any repairs are done   }

     5.  If some 7th floor roof repairs were already being started, did             one or more 6th-floor apartments experience one helluva                 flood, which sent water all the way around the 4-sided                       hallway ?

     Daniel Buman:  Since you're Hot Shot #1 Director, Engineering at Nebraska Public Power District, why not lend a hand and determine the cause ?  And how about a cure that prevents any future episodes ?
  
     N.P.P.D.  I don't imagine the main Columbus, Nebr. office is exactly happy right now.  They likely feel as if a V.A.-type mess is brewing within their own organization, which is never desired ? ?
     When common sense gets tossed aside, huge messes usually develop ?   We think so, but that's only us.

     D. and others are quite unhappy that no written notices were provided.  If not under owners' doors, then please try leaving bulletin board versions posted for at least 3 business days.  
     There   are   persons who will be gone for several days, and some of them do it frequently.

     Did any storage rooms get water in them ?  Such is the prime reason notification should have been given, since few persons study hall ceilings.
     The ones that do ?  Mainly from learning the hard way, about secrecy and general lack of consideration.

     Is Twin Towers Omaha   {  3000 Farnam St., Omaha NE 68131  } returning to State Secrecy Level, now that Jim resigned as Bd. Prez. ?  
     We do commend Jim for trying, but many others along the way also had to resign.  Unfortunate.

     Wrapping this long topic up, the worst ceiling damage in 3rd floor hallway just happens to be right next to Apt 3P !

     The V.A. scandal .  A real beauty !  Pitiful, and a major disgrace.

     Even the Omaha facility finally got nabbed, in that Saturday 5-31-2014 Public Pulse letter from the patient in Blair, NE.

     D. finds that patient's major situation very unusual, in that his only snags along the way was the Quickly-Retired   Al Wxxxxx   Director, and the over-worked pharmacists in the anti-coagulation clinic.

     Al didn't want to recognize his non-diabetic blood sugar disorder of 2005-2010 era, and was quite rude to even a former U.S. Senator.  That caused a handwritten letter to the victim-Secretary of the V.A., and soon things improved.

     The most aggressive patients are in Australia, who got that disorder recognized through a very determined website based in said nation.  
     We thank them for their efforts.

     As for the Coumadin medicine, a different med has been substituted, and is D. ever glad he's through with all those frequent blood tests.  Six years was enough.
     His younger brother, who developed an even worse heart disorder last December, uses Plavix  + 81 mg coated aspirin.  Just a couple of blood tests while still in-patient, and now he's doing fine w/o repeat tests.
     D. is like his Mom.  He'll accept only some medical care, and will skip the rest.    Believes that when it's time to go, let it be.

     Senate Bill S 1950 .  Talk about a stupid bunch of Senators who touched the dreaded 3rd Rail of Politics ! !  They let the bill fail by only 2 votes, back in February.
     That's the Military/ V.A. catch-all one that cost only $2 billion, to be spread out through the next 10 years.  A real bargain, and very much needed.  Especially younger women veterans, like the one we quoted a few months ago:   '  Those bas***** ! '  .

     Well, this past week, the same Independent Senator from Vermont reintroduced the bill, probably a bit revised.
     He surely wants to find out if the many fools learned a lesson yet.  If they vote it down again,  imagine Mother Nature's next round of Wrath.
     Yes,  What Goes Around Comes Around !   We really like how that's been functioning just fine, through many centuries.
     Right now, a 16th-rated nation like the U.S. in year 2014, can ill afford to continue down the reckless path it's been on since 1973.

     You get tired of that, yes?  Tuff !  You're gonna face up to it, or endure even more consequences such as slipping to #18 next year.

Like hooking it up to a dirty and possibly damaged cooling tower.

     When the minutes after next homeowners' meeting are posted, will there be info about the huge flood damage all homeowners will have to pay for?

     Unlike the 2nd floor owner who pestered at meetings for 4 years, all that is required is one written request asking what caused all that damage floors 1 to 5 {   and other floors ?   }.  And request a photocopy of any pertinent document, at just one page in most instances, to confirm the alleged cause .

     We find it appalling there wasn't any sign of posted info anywhere, since one or more storage rooms could have remains of said flood water for days or weeks.  

     Recall that most owners don't inspect hallway ceilings as a matter of habit.  Unless/until they catch on Twin Tower Condos Omaha-ha-ha  has a habit of secrecy.  Then a lot of items are checked on a routine basis.

    Fitness for Employment Duty Medical Examination ?

    Why not ?  Sometimes the atmosphere of living in a little drug-ridden crappy S.E. Nebraska town has undesirable affects ?


     When D. was in for periodic appointment w/primary care medical team, he was amused by the standard question now asked even in the private sector system:   

     '  Is there anyone who is a threat to your health, safety, and general well-being ?  '  .

    On a serious note, he explained there about 5 persons' names he can reel off, but for now, he and his group have 'em on the run.  Especially with daily disciplinary action via what you see on this here Internet .

     Some staff members continue to take a very, very dim view of Twin Towers Condos Omaha, especially after David Davis -Blackthorne Company wrote that socially retarded letter in May 2011.  They're not at all pleased something like these posting had to be done, yet are amazed how effective it makes the troublemakers' lives even more miserable !

     For now, they're convinced the possibility of contacting one person's employer for said medical exam is reasonable and effective.

     W/o mentioning his name, said person likely knows who it is.  Heck, it may already be in progress, especially when the employer finds stuff like this on the Web.
     The guy has no one but himself to blame.  He also surely knows the exam request would be a reasonable action by any prudent lay person.

     Citizens of Nebraska are entitled to better safety conditions in places like Brownsville, NE.  In view of what's there, the Feds have a vital interest in it + That standard question posed to D. last week.

     For now, one of the 5 names which can be given up at any time is not that of the TTCA Board President, but such can change.  And it will very likely be the case, if he resorts to secrecy, and not reveal what caused that extensive water damage in areas of floors 1 to 5.

     He doesn't have much time left, since posting of the next Minutes will be due somewhat soon.  And if he chooses to return TTCA to State Secrecy U.S.S.R. 1970s,  things will do downhill even more.

     They'll have more than a cantankerous A/Cing system to worry about.  
     Do  keep the A/Cing functioning, even if it's a lost-cause system.
No one forces anyone to be on the Board.  Tuff it out.

     The atmosphere at the Omaha V.A. was surprisingly upbeat last week, and if there were any dishonest employees pulling Phoenix-style crap, they've already been dealt with.

     We didn't think there would be much of a problem here in Omaha.  The patient from Blair who wrote that scathing OWH Public Pulse letter is very likely having that situation straightened out now.  If it was a matter of not keeping necessary appointments, he'll know by now such is always required.
     We wish him the best on having that matter resolved to his satisfaction.

     So darn bad the vestibule door to the elevators was sticking, causing some residents to think it was broke.

     You do   not   have a right to call someone on the phone.  The situation, instead, is based upon if you utilize good manners and common sense.   1986-1996 ten years of bothering him with stupid or haranguing calls resulted in what you've learned later on.

     We advise others with landline phones to just let the answering machine screen out those junk calls.  Better yet, put a timer on the machine, like we do.  One hour open calling late evening, and that's it.  Phone ringers off all the time.

     Any political candidate robo-calls you?  Vote for someone else, and today that often requires doing a write-in vote !

Our Relative's location for most of 3 years main

     T.T.C.A. got the ACing on, seemingly w/o a hitch.  By Wednesday afternoon, had anyone else figured out it was going to be unbelievably quiet ?  
     If D. had not been aware it would contain approx. 12 small scroll compressors, he would have been completely baffled.  
     Single or dual-unit large scroll compressor systems had a reputation for being of a louder, piercing sound, which can be annoying if installed indoors.

    Ummm, how goes the condition of the cooling tower?  Any rust holes in the basin pans that catch all the falling water ?  
     Can the large honeycomb fins  { for lack of a better term  }  not be cleaned off any further?  Perhaps all that N. Tower concrete dust from last summer won't hose off?   Gosh, toothbrush time?
     Since the cooling tower is plenty oversized now, the present condition may be O.K.  Gone are the days of 3 large chillers with capacity rated 325 tons.  

     Will this 120-ton under-sized new chiller be audible on a 104-degree hot afternoon in July?  Or just automatically shut down over 'n over, which will really tick off the homeowners like in Summer 1998 ?
     John K. later got the old 120-ton chiller to at least keep running, when N. Tower chiller was mothballed.  Reconfigured the cooling tower pipes to deliver more water.  
     However, the 42-degree water would creep up to 43.5 to 44 degrees.  What?    It  does  matter, for a 1960s-era system.

     The new systems do fine with 45-degree standard, only because the in-apartment fan coils are larger.
     O.P.P.D. 's main downtown building, erected in 1988, featured an in-house ice-freezing chiller on the top floor.  Overnight, huge blocks of ice were formed inside the chiller tanks.  During the day, that 32.5-degree water did a  -fantastic-  job of dehumidifying  all air inside that office building.

     We write that in past tense, only because sometimes experimental systems don't make it long term.  May have been too expensive to repair, or replace at 20-year  ASHRAE recommendations.

     One resident of the city was heard to describe Metro's mismanagement people as now just simply throwing pieces of clay at the wall, observing which ones will stick.

     Metro doesn't like us blabbing that there were 12,000,000 passengers in 1987, compared to about 6,000,000 now.
